Cozumel doesn’t  have formal seasons on the island, (hot, hot, rainy & hot, humid & hot – as I call them)  there are still certain times of the year when it’s best to do preventative home maintenance – like Summer.   This maintenance, in case you haven’t figured out, is different, than a location with a distinct climate change, and a cold winter.  Most of this I have learned in over 15 years of trial and error.

The first thing to keep in mind are rainy times, and hurricane season. It’s important to get the preventative work done before the rain starts, so you’re not on your roof with a broomstick in the deluge attempting to unclog a drain. Generally speaking, hurricane season runs from June – November, meaning – this is when it’s apt to rain.   By the time the end of July rolls around, you’ll want to have a few simple tasks performed.

One of the first, and easiest things to do, is to re-caulk your windows. I try and choose a really dry day with no rain in the projected forecast. I scrape out most of the old caulk and apply a new layer, and make sure it’s sealed well (by running my finger over it). Pay special attention to that one slider that always leaks. Caulk and the caulking gun are available in any hardware store on island.

Now is also a great time to clean out your tinaco, and ensure that the drains on your roof are clear and free of debris. Most Cozumel homes have a cistern, or tinaco, in the shape of a large black plastic tub, or a cemented holding tank, on their roof, these recipients can hold hundreds of liters of water, so it’s important to make sure that it’s free of algae and disinfected periodically. You can accomplish this yourself using an old broom, and a bleach/vinegar mix. I wait until the water level is low, scrub the inside down and flush all the water out afterwards. This is also a good time to ensure that the drains from your tinaco to your home’s water supply are clean and intact. Some tinacos, don’t come with filters, if yours doesn’t have one, it’s easy to fashion one yourself out of chicken wire. Since you’re up on the roof with your broom already, take a moment and make sure the drains for your roof are open and in good working order.

Every three or four  years we have the roof re-sealed and “fester” the whole roof. While sealer alone will keep your house cooler, fester, which is a fabric mesh that allows the sealer to really stick, will ensure that you won’t have any leaks during the coming rainy season, and it also makes your house cooler by deflecting heat.   I know it sounds unusual but the last time we got this done, the house was noticeably cooler.  This is a messy, labor intensive job, and I generally hire someone, like a professional painter, to do it.

A few years ago, we  didn’t generally use our air conditioning until July or August, when it gets really warm, however, due to an early hot summer we’ve been feeling  the killer CFE bills, we have the AC units professionally serviced yearly, this time of year as well.. We have the filters changed; the gases recharged and clean all the dust off the units. I’ve discovered that the cost of this maintenance more than pays for itself in electric savings.

We also switched our “main” AC units – aka the bedroom and the living room into energy-friendly Inverter type units.  Although more expensive than other AC units so many people have claimed they’re about 25% more efficient, and would pay for themselves.  We’re also considering pulling the trigger on some solar panels and would be eager to hear from people who have done it.

This is also a good time to fumigate your home. We use a good professional fumigator who has our house on an every three-months rotation. When it starts to get really wet out there, everything that’s outside is going to want to come into your home. Having the house fumigated beforehand will discourage any unwanted visitors.

If you didn’t get all of these projects marked off the list before the end of the month, don’t worry, very soon the sun will come out, everything will dry out, and you’ll have plenty of time to complete all of these tasks before the November season!

Mantenimiento de hogares durante la temporada en Cozumel, resumen por Fabián González

Una vez que ha comprado una casa en Cozumel, es momento de aprender un poco acerca del mantenimiento que Cozumel_Home_Maintenanceésta requiere. No obstante que en Cozumel formalmente no hay estaciones (cálido, cálido, lluvioso y cálido, húmedo y caliente, como las llamo) hay ciertos momentos del año cuando es más conveniente efectuar el mantenimiento preventivo en casa; como lo es el verano. En caso que aún no se haya percatado de ello, esta clase de mantenimiento es distinto al de un sitio donde hay cambios climáticos y un frio invierno. La mayor parte de esto lo he aprendido durante más de 15 años de prueba y error.

 

Algo que es primordial tener en cuenta son las épocas de lluvia y la temporada de huracanes. Es importante realizar los trabajos de mantenimiento preventivo antes de que inicien las lluvias para que al momento de la tormenta no tengan la necesidad de subir al techo de casa con una escoba e intentar desaguarlo. En términos generales, la temporada de huracanes es de Junio a Noviembre; ello significa que son los meses de mayor probabilidad de lluvia. Cuando termine Julio, realizarán algunas tareas sencillas.

 

Una de las primeras y más sencillas tareas es calafatear sus ventanas. Elija un día verdaderamente seco, sin pronostico de lluvias. Yo acostumbro a raspar la mayoría del material antiguo y aplico una nueva capa, asegurándome que esté bien sellada (recorriéndola con un dedo). Pongan especial atención a ese cancel corredizo que siempre presenta filtraciones. El sellador e inyector se encuentran disponibles en cualquier ferretería de la Isla.

 

Esta época también es excelente para limpiar el tinaco y asegurarse que los desagües del techo se encuentren libres de basura. La mayoría de las casa de Cozumel cuentan con una cisterna o tinaco en forma de un tanque grande de plástico color negro o un tanque de almacenamiento hecho con cemento colocados en el techo; cualquiera de estos puede almacenar cientos de litros de agua por lo que es importante que en su interior no se formen algas y que se desinfecten periódicamente. Pueden hacer esto ustedes mismos usando una escoba vieja y una mezcla de vinagre con cloro. Yo espero hasta que el novel del agua se esté bajo,  restriego el interior y saco el agua. Este también es un buen momento para asegurarse que la tubería de suministro de agua del tinaco hacia la casa, se encuentra limpia e intacta. Algunos tinacos no traen filtros. En caso de que el suyo no cuente con uno, es fácil hacerlo con malla para gallinero, Ya que se encuentran en sus techos con su escoba, aprovechen para asegurarse que los drenajes de sus techos están limpios y en buen funcionamiento.

 

Cada tres o cuatro años se re-sella e impermeabiliza con fester todo el techo. En tanto que el sellador mantendrá la casa más fresca, el fester, que es una malla que permite que el sellador verdaderamente se adhiera, garantizará que no habrá filtraciones durante la temporada de lluvias, haciendo, también, que su casa se sienta más fresca al desviar el calor. Se que suena extraño, pero la última ocasión que hicimos esto, la casa se sentía considerablemente más fresca. Esta es una labor engorrosa e intensa por lo que generalmente contrato a alguien, como un pintor profesional, para que la realice.

 

Todavía hace unos años, por lo general no utilizábamos nuestro aire acondicionado sino hasta Julio o Agosto, cuando realmente entraba el calor; sin embargo, debido a que el verano comenzó antes, hemos sentido los letales recibos de la CFE, por lo que anualmente se da servicio a los aires; también durante esta época del año. Se cambian los filtros, los gases se recarga y se limpia todo polvo en las unidades. Hemos descubierto que el costo de este mantenimiento queda más que pagado en el ahorro de electricidad.

 

También cambiamos nuestras unidades principales de aires acondicionado, esto es en la habitación y en la sala, por unidades ahorradoras del tipo inversor. No obstante que la unidad es más costosa que otras, muchas personas han afirmado que son 25% más eficientes y que se pagan a sí mismas. También hemos considerado apostarle a los paneles solares y nos encantaría escuchar de aquellos que ya lo han hecho.

 

Esta también es una buena época para fumigar sus casas. Nosotros usamos a un buen fumigador profesional que presta servicios con una rotación de tres meses. Cuando realmente comienza a estar muy húmedo en el exterior, todo lo que ahí se encuentra va a querer entrar a su casa. Habiendo fumigado con antelación, disuadirá a todo visitante indeseable.

 

Si no tacharon de su lista estos proyectos antes de finalizar el mes, no se preocupen, en breve el sol saldrá y todo estará seco, así que tendrán mucho tiempo para concluir estas tareas antes de que llegue Noviembre.
